At the highest point of La Reserva in Sotogrande, construction is now underway on Villa Edge, a contemporary five-bedroom residence with uninterrupted panoramic views of the Mediterranean, capturing both early morning light and late afternoon sunsets.
The villa, developed by Krystal Developments and under construction with Atlas Group, is reflective of the growing appetite for technically ambitious, design-led homes in southern Spain.
The location sets the framework for the architecture. Rather than competing with the landscape, the design emphasises openness and long sightlines. The rear façade is fully glazed, dissolving the boundary between inside and out, and opening onto expansive terraces and an enclosed private Mediterranean garden oasis. The home’s design prioritises light, orientation and connection to its surroundings.
On arrival, a custom-designed gate leads up to a covered carport and a five-car garage that has been conceived as a showroom and entertainment area. So much more than just a service area. Combined with innovative LED lighting, the garage becomes an integrated part of the architectural narrative rather than a secondary space.
The entrance sequence continues this theme. A suspended three-metre stretch of glass, forming part of the swimming pool, allows daylight to penetrate the core of the home. Beyond a substantial pivot door, circulation centres around a staircase suspended by steel super yacht cables from the roof structure. The staircase functions as both engineering statement and sculptural element, reinforcing the home’s individual theme and personality.
Across its layout, Villa Edge reflects lifestyle, prioritising as a family home and not just a showpiece. The lower ground floor includes a private cinema room, fully equipped gym and a sauna with the panoramic med view. A bodega sits under the stairs as a design feature.
The ground floor has two bedroom suites and the kitchen, dining room and lounge. The doors open 9 metres onto the front terrace, pool and family fire pit. To the rear the floor opens to a fully enclosed terrace and garden surrounded by Andalucian rocks.
The first floor houses a further three suites all with panoramic views. The substantial roof terrace with bar, fire pit and swim spa extends the living space upward to socialise or see the sunsets.
Travel to all floors is in the fully glazed lift giving incredible views from each floor. The only property in the area with this design feature.
The house embraces technology and sustainability with photovoltaic panels providing energy and a full domotic LED suite reducing consumption. The heating is via energy efficient heat pumps. Combined give the project a far greater reduced energy footprint.
The surrounding landscape is being designed and delivered by KEW Gardens and Pools, with a scheme that responds directly to Sotogrande’s coastal climate and the property’s desire for privacy.
